Terms of Service

These terms govern your use of Homadic. Please read them carefully — by using the site or creating an account, you agree to them.

The most important thing to understand: Homadic is a directory and introduction service. We help remote workers find stays and connect them with hosts. We are not the host, a letting or estate agent, or a party to any booking or rental agreement, and we do not own, manage, control or take payment for the properties listed. Any stay is a contract directly between you and the host.

01About Homadic & these terms

Homadic is operated by [COMPANY LEGAL NAME] (“Homadic”, “we”, “us”), a company registered in [England & Wales] under company number [COMPANY NUMBER], registered office [REGISTERED ADDRESS]. These terms, together with our Privacy Policy, form the agreement between you and us. If you do not agree to them, please do not use the site.

Homadic curates and certifies stays that are suitable for remote work and presents them in a directory. We may introduce you to a host, but we are not a party to, and take no responsibility for, the arrangement you then make with that host.

02Eligibility & your account

  • You must be at least 18 and able to form a binding contract to use Homadic.
  • You may create an account with an email and password or by using Google sign-in. You are responsible for keeping your login details secure and for all activity under your account.
  • You agree to provide accurate, current information and to keep it up to date. We may ask you to complete your profile before using certain features (such as saving stays or making an enquiry).
  • You may close your account at any time. We may suspend or close an account that breaches these terms or where we reasonably need to (see section 10).

03Access & fees

Homadic is free for guests. Creating an account is free — one account per email address — and gives access to the full directory, saved stays and our editorial. There is no paid membership or subscription.

Hosts pay a one-off certification fee per property to have their place audited and listed (currently $150 per property, as described on the become a host page). We may change our fees or introduce new paid features in future; where a change would affect a fee you have already paid, we’ll give you reasonable notice.

04Listings & the Homadic Standard

The directory contains two kinds of stay:

  • Certified stays have been assessed by us against the Homadic Standard and given a score. That score reflects our assessment at the time of the audit based on the information available to us. Conditions at a property can change, and a score is not a guarantee of any particular experience.
  • Curated stays are surfaced from publicly available listings (for example on Airbnb or Booking.com). They are host-claimed and have not been verified by us. See Curated vs Certified.

We take reasonable care over the directory, but we do not warrant that any listing, description, price, availability, image or score is accurate, complete or current. Always check the details with the host before you book.

05Enquiries & bookings

When you enquire about or book a stay, you contract directly with the host. Homadic simply makes the introduction and may pass on your details. Payment is made directly to the host or via the host’s own booking platform — Homadic does not take or process your payment for the stay.

Because Homadic is not a party to your booking, we are not responsible for the stay itself, the conduct of hosts or guests, availability, cancellations, refunds, deposits, disputes, damage, or the accuracy of what a host tells you. Those are matters between you and the host, subject to the host’s own terms and any booking platform’s terms. We may, but are not obliged to, help facilitate communication.

06Hosts & listing a property

If you submit a property to be listed or certified, you confirm that:

  • you have the right to list the property and to provide the information and images you submit, and that they are accurate and not misleading;
  • you grant us a licence to use that information and those images to display and promote the listing across Homadic and its channels;
  • you will operate lawfully, including holding any permissions, licences, insurance and tax registrations your letting requires; and
  • for certified and operator listings, you will maintain the standard reflected in your score and update us if material conditions change.

We may review, decline, edit, suspend or remove any listing or application at our discretion — for example if it is inaccurate, breaches these terms, or no longer meets the Standard. Certification and any fee terms are set out at the point of application.

07Acceptable use

You agree not to misuse the site. In particular, you must not: break the law or infringe others’ rights; submit false, misleading or fraudulent information; scrape, copy or resell our content or data except as permitted; attempt to disrupt, damage or gain unauthorised access to the site or its systems; impersonate others; or use the site to send spam or harmful content.

08Intellectual property

The Homadic name, logo, the Homadic Standard, the site and its content (other than host- or user-submitted content) are owned by us or our licensors and are protected by intellectual-property laws. We grant you a limited, personal, non-transferable licence to use the site for its intended purpose. You may not use our brand or content without our permission. Content you submit remains yours, but you grant us the licence described in section 6 (and, for reviews and similar, a licence to display it).

The site may link to or surface third-party sites and platforms (such as Airbnb and Booking.com). We are not responsible for those third parties, their content or their terms.

09Disclaimers & limitation of liability

The site is provided “as is” and “as available”. To the fullest extent permitted by law, we exclude all warranties, conditions and terms implied by statute or common law, and we are not liable for the acts, omissions or content of hosts, guests, or third-party platforms.

To the fullest extent permitted by law, Homadic will not be liable for any loss or damage that is not a foreseeable result of our breach, or for any loss of profits, business, goodwill, data or opportunity, or for any stay, booking or dealing you enter into with a host. Where we are found liable, our total liability to you in connection with the site is limited to [e.g. the greater of £100 or the fees you paid us in the 12 months before the claim].

Nothing in these terms excludes or limits our liability where it would be unlawful to do so — including liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded under UK law. If you are a consumer, you have statutory rights that these terms do not affect.

You agree to indemnify us against reasonable claims, losses and costs arising from your breach of these terms or your misuse of the site, to the extent permitted by law.

10Termination, changes, law & contact

We may suspend or end your access to the site, and you may stop using it, at any time. We may update these terms or the site from time to time; if we make material changes we will update the date above and, where appropriate, notify you. Continued use after changes means you accept them.

These terms and any dispute relating to them are governed by the laws of England & Wales, and the courts of England & Wales have exclusive jurisdiction — although if you are a consumer resident elsewhere in the UK, you may also be entitled to bring proceedings in your local courts.
