FAQ

The things hosts ask.

No. You stay in full control of the property — pricing, calendar, listing channels, communications. Homadic is the independent certifier and directory; we don't replace your existing ops.

An auditor measures Wi-Fi at the workspace (not the router), records noise in dB during daytime hours, and assesses the workspace, video conditions, climate control and safety against the published v3 standard. Most audits take about 15 minutes on site, or can be conducted remotely with a guided video walk-through.

Properties scoring below seventy aren't listed. We send a written report showing exactly where the gaps are. Most hosts who don't pass on the first try close the gap with a small investment — a better router placement, an ergonomic chair, a backup hotspot — and re-audit.

For operators with multiple properties, Homadic charges 8% on bookings sourced through the platform. No subscription, no listing fees, no upfront cost — you only pay when a booking lands. Individual hosts have a flat-fee option instead if predictable accounting is preferred. The commercial terms are signed at the same point as the certification agreement.

Yes. Homadic is a directory and a certification — not a booking platform replacement. Most of our hosts keep their existing channels and use the Certified mark as a quality signal on those listings too. We supply the mark assets and score reference.

Certified properties are re-audited on cycle. If you make a substantial change to the workspace, wifi setup, or amenities, you're required to flag it for re-audit before the change takes effect. This keeps the standard honest for guests.
